Original owners have taken great care of this home which features handsome wood flooring, crown molding, recent interior paint and granite in kitchen/baths. A giant flagstone patio out back is large enough for several seating groups with gas stub for grilling already in place. Planting beds are edged in stone creating a handsome landscape around the home. If you're looking for great amenities, Sun City Texas has pretty much every club and organization you can think of to join, a large woodworking shop, and three 18-hole golf courses. I'd give the amenities five stars; however, I give the home quality zero stars. Once we had moved here from out of state, and had witnessed the construction techniques and quality of materials, we never would have purchased a home here if I'd known this.
Are things conveniently located in Sun City Texas, Georgetown, Texas?
The one and only thing I like about this area were the deer and then I find out they kill off 10% of the deer in the area every year. There was a rattlesnake on my neighbors by my front door and all kinds of other critters in the area. We had to drive to Cedar Park for decent shopping. We attended a dance and everyone at our table left and we were sitting alone and absolutely nobody came over and spoke to us or asked us to join them.

Sun City is not very convenient for walking because almost no common errands can be run without the use of a vehicle. This area is also not very cycling-friendly because this neighborhood has a fairly poor bicycling infrastructure, and there is a considerable amount of slopes. There is no 2x6 or 2x8 framing for the roof structure or ceiling joists. All wall framing and roof trusses are pre-assembled, and a home is completely framed in a little over a day. The plywood roof sheathing is so thin, the roof truss ribs can be seen when the light is just right even with the shingles installed. We had countless work orders our first year when under warranty for issues that were obvious to the eye. Many were not obvious as I knew what to look for because of my background that most would not see.
